NOTICE OF HEARING

THE STATE OF KANSAS TO ALL PERSONS CONCERNED:

You are hereby notified that a Petition has been filed in this Court by Marily Balbuena-Arroyo, an heir of Augustine M. Balbuena, deceased, praying:

Descent be determined of the following described real estate, situated in Kingman County, Kansas: A tract of land located in the Northwest Quarter (NW/4) of Section Thirty-four (34), Township Twenty-seven (27) South, Range Seven (7) West of the 6th P.M., Kingman County, Kansas, more particularly described as follows: Beginning at a point on the North right-of-way of U.S. Highway No. 54, as now located, which is due South of a point on the North section line of said 34-27S-7W, and which is 1,087 feet East of the Northwest corner thereof; thence due North to the North section line of 34-27S-7W; thence West along said Section line a distance of 247.0 feet; thence South at right angles to the North right-of-way line of U.S. Highway No 54; and thence Northeasterly along said right-of-way line to the point of beginning.

AND

All that part of the Northwest Quarter (NW/4) of Section Thirty-four (34), Township Twenty-seven (27) South, Range Seven (7) West of the 6th P.M., Kingman County, Kansas, and more particularly described as follows, to wit: Commencing at a point on the North line of said NW/4 34-27S-7W, which is 1,087 feet East of the Northwest corner of said Quarter section; thence South parallel to the West line of said Section, to a point on the North right-of-way line of Highway 54; thence Northeasterly along said Highway 54 right-of-way, a distance of 275 feet; thence North, a distance of 375 feet, more or less, to the Section line; thence West a distance of 220 feet, more or less, to the point of beginning.

 and all personal property and other Kansas real estate owned by decedent at the time of death.  And that such property and all personal property and other Kansas real estate owned by the decedent at the time of death be assigned pursuant to the laws of intestate succession.

You are required to file your written defenses thereto on or before September 8, 2026 at 10:00 o’clock a.m. in the city of Kingman, in Kingman County, Kansas, at which time and place the cause will be heard.  Should you fail therein, judgment and decree will be entered in due course upon the Petition.
