NOTICE OF SHERIFF’S SALE
NOTICE IS HEREBY GIVEN that in pursuance of a Special Execution and Order of Sale issued out of the District Court of Grant County, Oklahoma, on April 3, 2025, in an action wherein Cowboy Bank, a state banking association, formerly known as The Bank of Kremlin, a state banking association, was Plaintiff, and Ryan Lynn Feige, et al., were Defendants, directed to me, the Sheriff of Grant County, Oklahoma, commanding me to levy upon and sell with appraisement the following described property in Grant County, Oklahoma, to-wit:
Tract in the Northeast Quarter (NE/4) of Section Fourteen (14), Township Twenty-Five (25) North, Rand Six (6) West of the Indian Meridian, Grant County, Oklahoma, more particularly described as beginning at the Northeast Comer of said Quarter Section, thence West along the Section Line a distance of 400.00 feet; thence South parallel with the East line of said Quarter Section a distance of 653.4 feet; thence East to the Section Line a distance of 400.00 feet; thence North along the Section Line a distance of 653.4 feet to the point of beginning (also described as 16923 CR 920, Pond Creek, OK 73766)
to satisfy a judgment and decree of mortgage foreclosure obtained and made in said Court on April 3, 2025, in favor of Cowboy Bank, a state banking association, formerly known as The Bank of Kremlin, a state banking association, against the Defendant, Ryan Lynn Feige, finding there was due the following sums, to-wit:

427751 $475,462.60, as of September 11, 2024, plus interest at the default contract rate from the date of default to the date of judgment plus interest from and after the date of judgment at the default contract rate or judgment rate, whichever is higher, plus all other charges due and proper under said Note, including but not limited to advances by Cowboy Bank for taxes, insurance, and expenses for preservation of the collateral during the pendency of this action.
367163 $157,179.86, as of September 11, 2024, plus interest at the default contract rate from the date of default to the date of judgment plus interest from and after the date of judgment at the default contract rate or judgment rate, whichever is higher, plus all other charges due and proper under said Note, including but not limited to advances by Cowboy Bank for taxes, insurance, and expenses for preservation of the collateral during the pendency of this action.
all of which remains unpaid, and for the foreclosure on the said property to satisfy said judgment, same to be sold free and clear of claims of all Defendants; I, the Sheriff of Grant County, will on the 2nd day of July, 2025, at the hour of 10:30 p’clock a.m., of said day at the lobby of the County Courthouse, which is located at 112 W. Guthrie St., in Medford, Grant County, Oklahoma, offer for sale and sell to the highest bidder for cash, the said property above described, or as much thereof as will satisfy said judgment with interest, costs and attorneys’ fees, said sale to be subject to taxes on said property, if any; the total appraised value of said property being the following sums, to-wit:
