Notice is given that on the 17 day of December, 2025, at the hour of 10:00 o’clock a.m., at the South Door of the Courthouse in Medford, Grant County, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder all of that certain property in Grant County, Oklahoma, to-wit:

Surface and Surface Only in and to Lots Five (5), Six (6), Seven and Eight (8), Block Thirty-two (32), City of Pond Creek, Oklahoma, according to the recorded plat thereof, together with all vacated streets adjacent thereto (hereinafter “the Property”),

with the buildings, improvements, appurtenances, hereditaments, and all other rights thereunto appertaining or belonging, subject to any unpaid ad valorem and personal property taxes.

Sale will be made pursuant to a Writ of Special Execution issued upon a judgment entered on the 5th day of November, 2025, in the District Court of Grant County, Oklahoma, in an action then pending in said Court wherein Plaintiff recovered the following judgment in said Court against the Defendants, Seth Peterson and Shannon Peterson, jointly and severally, with a principal judgement balance as of September 15, 2025 of $565,489.77, with interest accruing therein after September 15, 2025, in the amount of $84.90 per day as well as such sums as Plaintiff may be required to expend for insurance premiums in order to protect its interest in the Property pendente lite, any fees required to be paid for the appointment of a receiver by the Court, costs of this action in the amount of $712.95 and a reasonable attorney’s fee in the amount of $3,650.00 to date and any reasonable attorney fees and costs incurred during the enforcement of the judgement; and further judgment determining the security interest of Plaintiff in the Property to be a first, valid, paramount and superior lien upon the Property for the full amount of the judgment, foreclosing his lien, and ordering that a Special Execution and Order of Sale issue from the office of the Clerk of this Court, directing the Sheriff of Grant County, State of Oklahoma, to levy upon and sell the Property, with appraisement, as provided by law.

The persons having an interest in and to the foregoing described properties whose interest will be extinguished by the sale of said properties are all of the Defendants named above.

Said lands and tenements have been appraised according to law at the value of $475,000.00 for the real estate.
